TITIRANGI HOUSE

The brief was to extend the small 90m2 cedar weatherboard home with provision for a couple with two teenagers and a toddler.  The site had an existing home on the flat site with carport with magnificent sea and coastal views of the Manukau Harbour, and all day sun.  Our response was to provide a private master bedroom, including a walk in robe and ensuite above the existing dwelling.  On the existing ground level we added a new kitchen, living, dining and TV room on the eastern side, over the steep slope with new in ground timber pile retaining wall. New internal double garage was also added. The existing dwelling was refreshed with new layout to the existing bathroom and the existing kitchen living area was split into two with a new bedroom and office. The new extension wall cladding was vertical cedar over a rigid air barrier. New Addition 240m2.

PAIHIA HOLIDAY HOME

The brief was to create a residence for a couple with provision for accommodation for family and friends visiting.  

The site as presented was a steep slope with amazing sea and coastal views to the north, into which a building platform had already been cut with a timber pile in-ground retaining wall. Our concept was to separate the building into two, the left side for accommodating the primary residence - master bedroom, ensuite, walk in robe and covered outdoor area.  The Hub of the house was to provide a large kitchen, dining and protection from the elements.  The opposite end of the house has two bedrooms with sea and coastal views to the north, and a bathroom. The wall cladding was vertical cedar and plywood board and batten over a rigid air barrier. New House 165m2.

TITIRANGI MINOR DWELLING

The brief was to provide a 65m2 minor dwelling to the existing site.  The site had a gentle slope north facing aspect with bush views. The concept was a one bedroom barn style home with kitchen, living, dining, bathroom and laundry, with veranda’s for protection from the elements. The client also asked for covered outdoor area for entertaining family and friends - this was positioned at the western end of the dwelling.

WHITFORD NEW DWELLING

We were provided a concept from another designer and tasked to develop it through to tender/construction in conjunction with a project manager. We were engaged to do resource consent and building consent documentation. The design allowed for a future lift to be installed. Completed November 2019.

TINOPAI NEW DWELLING

This was a bach concept for an ever growing family. It is a compact design to give you all the comforts of a home away from home. The cladding is an easy clean corrugated iron & low maintenance interior plywood linings. Completed April 2019.

TITIRANGI NEW DWELLING

Proposed 2-storey concept with plaster render concrete block masonry construction to ground floor, and rusticated weatherboards to first floor. The design allowed for plenty of storage space for the “toys”.

Completed February 2020.

HUIA ALTERATION

This was an existing dwelling where the clients instructed us to provide more kitchen area to the ground floor and more bedrooms to the basement floor. We were engaged to provide and develop design, resource consent and building consent documentation. Due to the location, the design called for a stormwater retention tank to 

be installed. New cladding was to match existing, but we put it on a cavity for the extra protection.

Completed September 2019.

PIHA AS BUILTS

We worked alongside an architect to provide as builts drawings of the existing dwelling for their client. We provided a working 3D model for the architect to work with. Completed November 2019.
